Edmonton is the next stretch of the Lea Valley south of us. Our base is in Enfield EN3, which puts most of N9 and N18 about ten minutes away — close enough that a booking moved to tomorrow morning is a real answer rather than a polite one.
Two Edmontons, two different jobs
The older Edmonton is Victorian and Edwardian terraces around Edmonton Green, Fore Street and Church Street, a great many of them long since divided into flats. Rental turnover here is high, and end of tenancy cleaning is by some distance the thing we are asked for most.
The newer Edmonton is the blocks along the Lea Valley side, where the Meridian Water regeneration has been adding flats for years. Those bring a different kind of work: entrance halls, stairwells and bin stores that belong to a managing agent rather than a household — our communal area contracts.
Converted flats have a problem no one warns tenants about
When a three-bedroom terrace becomes three flats, the kitchens and bathrooms are new but everything around them is a hundred years old. Original floorboards with gaps, skirting deep enough to hold a decade of dust, sash windows with tracks that were painted over twice.
An inventory clerk checks those things, and the tenant who booked "a flat clean" by the hour discovers the difference on check-out day. We quote by property with those features in mind — it is why we ask whether the flat is a conversion when you call.

My flat is a conversion in an old house. Does that change the price?
It changes the work, so it can change the price. Original floorboards, deep skirting and painted-over sash windows take longer than the same-sized flat in a new block. Tell us when you call and the quote will be right the first time.
Do you cover Meridian Water?
Yes, and the developments along that side of the Lea Valley generally. It is one of the closest parts of our map to our own base.
