The five-hour window

Everything about this service is built around the gap between one guest leaving and the next arriving. That gap is usually five hours, sometimes three, and occasionally — when a guest overstays — it is ninety minutes.

So we work to a fixed sequence rather than improvising: strip and start the linen first, because it is the only task with a clock of its own; then bathroom and kitchen; then the reset and presentation; and photographs last, once the property looks the way the listing promises.

If a guest checks out late, call us. We would rather reshuffle the order of the day than have you cancel a booking.

What a turnover includes

Beds & linen

  • Beds stripped and remade to hotel presentation
  • Fresh linen and towels put out
  • Mattress protectors checked
  • Used linen laundered or bagged for your service
  • Under-bed and behind-headboard checked for left items

Bathroom & kitchen

  • Full bathroom reset, limescale included
  • Toiletries and paper restocked
  • Dishwasher emptied, crockery counted back
  • Fridge emptied of guest food and wiped
  • Hob, microwave and kettle cleaned
  • Tea, coffee and welcome items restocked

The reset

  • Furniture returned to its listing positions
  • Floors vacuumed and washed
  • Bins emptied, recycling put out on the right day
  • Remotes, keys and manuals put back
  • Windows and balcony doors secured
  • Heating and lights set for arrival

The reporting matters as much as the cleaning

The cleaner is the only person who sees your property between guests. That makes them your early-warning system, and most turnover services waste it.

We photograph and report the same day: damage and breakages, so you can claim before the next guest arrives and it becomes impossible to attribute; missing items, counted rather than guessed at; stock running low, so the restock happens before it runs out rather than after a guest complains; and maintenance — the dripping tap, the blown bulb, the blind that no longer pulls.

Left-behind belongings are bagged, labelled with the date, and kept for you to arrange with the guest.

Linen, keys and access

Linen

Two ways. Either you hold enough sets on site for us to rotate — the reliable option, because it never depends on a laundry van — or we work alongside the laundry service you already use. We will tell you how many sets a property your size actually needs.

Access

Lockbox, key safe or keys held by us, whichever you prefer. Whatever the arrangement, it is written down and the same people use it each time, rather than a code passed around a rota.

How quickly can you turn a property around?

A one-bedroom flat is comfortable inside two hours, including linen. A three-bedroom house needs three to four. The limiting factor is almost never the cleaning — it is whether the washing machine can finish a cycle before the next guest arrives, which is why on-site linen sets matter.

Do you supply the linen and towels?

We can launder yours, or work with the linen company you already use. Most hosts do better holding three sets per bed on site: one on, one in the wash, one ready. It removes the single most common cause of a late turnover.

What happens if the guest checks out late?

Call us as soon as you know. We reorder the day where we can. Being based in Enfield rather than central London is what makes that realistic — the drive between properties is minutes, not an hour.

Do you restock consumables?

Yes — toiletries, paper, tea, coffee and cleaning supplies, from stock you keep at the property. We tell you when something is running low rather than waiting for it to run out.

Do you report damage?

Same day, with photographs. That timing is what makes an Airbnb damage claim workable: evidence from between two stays attributes the damage to the guest who caused it.

Can you cover a block of flats or several properties?

Yes. Multiple units in one building or across the borough are easier for us, not harder, because the travel disappears. Send us the addresses and the typical calendar.
