Why this clean is different from a normal one

A regular clean is judged by eye. An end of tenancy clean is judged against a document — the inventory report written when you moved in, photograph by photograph. The clerk who returns at the end is not looking for a tidy flat; they are comparing every surface to that record and writing down the differences.

That is why the list below is longer than most people expect, and why the items that cost tenants their deposit are almost always the same three: the oven, limescale in the bathroom, and the inside of kitchen cupboards. They are slow, unpleasant jobs and they are the first things a clerk checks.

You want the deposit back in full, and you want a receipt to show the agent. Most tenancy agreements ask for a professional clean in writing — an invoice is the proof that it happened.

The property has to photograph well and be ready for viewings quickly. We work to the same standard whether the outgoing tenant left it clean or left it in a state.

Letting agents

You need a date kept and a property that will pass your own check-in inventory. We collect and return keys, and we work to your check-list if you have one.

  1. Tell us the property

    Bedrooms, bathrooms, and whether it is furnished or empty. That is enough for a fixed price — we quote by property, not by the hour, so the price does not grow while you wait.

  2. Pick the date

    Ideally the day after the furniture leaves and before the check-out appointment. If you are not there, we arrange the keys with you or with the agent.

  3. We clean and hand back

    The team stays until the property meets the standard, not until a clock runs out. You get an invoice you can send to the agent.

  4. If the report flags something

    Tell us what it says. We return and re-clean those items at no extra cost — that is what the deposit-back guarantee means in practice.

How long does an end of tenancy clean take?

A one-bedroom flat usually takes three to five hours; a three-bedroom house is closer to a full day. The oven is the slowest single item, because the racks and the door glass have to soak. We book by property rather than by the hour, so the team stays until the property meets the inventory standard.

Do I need to be there while you clean?

No. Most end of tenancy cleans happen in an empty property after the keys have been handed over. We can collect keys from you or from the letting agent, and return them the same way.

Is the oven included?

Yes — oven, racks, door glass and the extractor hood filter, as standard rather than as an extra. It is the item inventory clerks check first and the most common single reason a deposit is withheld.

What happens if the letting agent is not satisfied?

We come back and put it right at no extra cost. Tell us what the inventory report flagged and we return to re-clean those items.

Do you clean carpets as part of it?

Carpets are vacuumed thoroughly as standard. Hot-water extraction carpet cleaning — which plenty of tenancy agreements require in writing — is a separate service we can carry out on the same visit. Ask for it when you book, so the drying time is planned in.

Do you bring your own products and equipment?

Yes, everything comes with the team. You do not need to leave anything behind in the property.
