Mansion flats: solid, generous, and full of original material
The Edwardian mansion blocks around Pimlico and Victoria were built to last and mostly have: parquet under the carpet, deep skirting, panelled doors with brass furniture, marble or tiled hallways, and sash windows two metres tall. There is usually a service corridor behind the kitchen that has not been decorated since the flat was built.
The trap is the mix. Polished brass wants a different product from a chrome tap, marble is ruined permanently by anything acidic — vinegar and lemon included — and sealed parquet must not be flooded. A flat like this is not hard to clean well; it is very easy to clean badly in a way that shows for years.
The porter decides your morning
Most blocks here run on a head porter with a book: contractors expected by name, the service lift rather than the front lift, no work before eight or after six, deliveries in a particular door, and nothing left in a communal corridor for a minute longer than it takes to carry it.
We ask about all of it when you book, and we send the same people so the porter sees a familiar face rather than a different one every visit. Where a block has a written procedure for contractors, send it with the booking and we will work inside it — none of it is a problem when it is known in advance.

Questions we are asked most
How do you clean marble, parquet and brass in the same flat?
With three different products and in that order of care. Marble takes a neutral cleaner only — anything acidic, including vinegar and lemon, etches it permanently. Sealed parquet is cleaned barely damp. Brass is polished dry, and the polish must not be allowed to sit on the surrounding paint.
How are keys handled in a block with a porter?
Whichever way the block prefers, and it is worth settling before the first visit. Usually the porter holds a key and releases it against a written instruction from the leaseholder; sometimes we collect and return it each time. What we will not do is take a key on a verbal arrangement nobody has recorded.
Can you work to the block's access hours?
Yes — tell us the hours, the lift we are allowed to use and who has to be told we are coming. Fixed start times are how SW1 work gets done at all, given the distance and the traffic.
Are you not a long way from Pimlico?
We are, and this is the furthest we go. That means SW1 is booked ahead as a planned visit rather than squeezed in the same week, and we say honestly when a date does not work. What does not change is the price being quoted by the property rather than by the hour.
